Typical prices by home size
Broad U.S. ranges for professional companies (insured, bonded, employees). Regional cost of living moves these 20–30% either way; independent solo cleaners often run 20–40% below the company bands:
| Home | Standard recurring | Deep clean | Move-out |
|---|---|---|---|
| Apartment / small home (<1,200 sq ft) | $90 – $140 | $150 – $230 | $180 – $280 |
| 2,000 sq ft, 3 bed / 2 bath | $120 – $200 | $200 – $330 | $240 – $400 |
| 3,000 sq ft, 4 bed / 3 bath | $170 – $280 | $280 – $460 | $330 – $550 |
| Large home (4,500+ sq ft) | $260 – $420 | $430 – $700 | $500 – $850 |
Hourly equivalents and add-ons
| Item | Typical |
|---|---|
| Hourly rate (per cleaner) | $50 – $90 |
| Inside oven or fridge | $25 – $50 each |
| Interior windows | $4 – $8 per pane |
| Laundry / linens | $15 – $30 per load |
| Weekly vs biweekly discount | ~10% off per visit |
Why the bands are so wide
Insurance, payroll, and reliability. The $120 company and the $200 company on the same street are often cleaning the same home with the same effort — but one carries bonding, workers' comp, background checks, and a substitute when someone's sick, and the other is a cash arrangement that ends the day life intervenes. Customers who've been burned once pay the top of the band on purpose. That's the premium you're selling; name it in your quotes.
Using these numbers
- Compute your floor first — the full method — then position in the band. Entering at the bottom means competing with people who haven't done the math yet.
- Never quote a deep clean at standard rates, especially first visits. It's the most common margin leak in the industry.
- Sell frequency, not discounts. A weekly home at 10% off out-earns a monthly home at full price four times over.
